Prologic Valuation Services was built on a simple idea: when a property’s value matters, the appraisal should be clear, independent, and grounded in how the market actually works. Many clients come to an appraiser during moments that carry financial or emotional weight, such as settling an estate, navigating a divorce, challenging an assessment, or making an important lending decision. In those situations, certainty and credibility matter more than speed or sales pressure.

Prologic exists to provide that clarity. Every appraisal assignment is approached with the understanding that the final report may be relied upon by lenders, attorneys, courts, or families making long-term decisions. The goal is not simply to produce a value conclusion, but to explain how that conclusion was reached and why it holds up under review.

Experience That Shapes the Work

Prologic Valuation Services is led by Daniel Gonio, a State of Illinois Certified Residential Appraiser with more than 30 years of hands-on appraisal experience. Since beginning his career in 1992, Daniel has completed more than 16,000 residential appraisals and appraisal reviews across a wide range of property types, neighborhoods, and market conditions.

That volume of work brings perspective that cannot be replicated quickly. Over decades, patterns emerge. Markets rise and cool. Buyer behavior shifts. Lending standards tighten and relax. This long view allows Prologic to separate short-term noise from meaningful market signals and to recognize when a property fits cleanly into the market and when it requires deeper analysis.

A Background Beyond the Field

In addition to independent fee appraisal work, Daniel’s background includes senior appraisal and review roles with national lenders and valuation firms, including Wells Fargo, Wachovia, World Savings Bank, CoreLogic, and MetLife Home Loans. These roles involved not only producing appraisals, but reviewing thousands of reports, managing appraisers, and working directly with underwriting and risk teams.

This experience shapes how Prologic appraisals are written today. Reports are structured with the expectation that they may be closely reviewed, questioned, or relied upon in formal settings. Adjustments are supported. Assumptions are explained. Conclusions are defensible. The work reflects both field-level market knowledge and a clear understanding of what reviewers, lenders, and legal professionals expect to see.

How Prologic Approaches Valuation

Prologic Valuation Services does not treat cities or counties as single markets. Value is driven by neighborhood behavior, property condition, location influences, and how buyers actually make decisions within specific market segments. Two homes a mile apart can perform very differently, and effective appraisal work must reflect that reality.

Each assignment begins with careful market research, followed by property-specific analysis that evaluates how the subject competes with comparable homes, not simply how it fits within a dataset. The emphasis is always on reasoning. The appraisal should make sense to the reader, whether that reader is a homeowner, an attorney, or an underwriter.

This approach is especially important in situations where values are challenged, scrutinized, or relied upon for equitable decisions. Prologic’s work is designed to stand on its own, without requiring explanation after the fact.

Who We Work With

Prologic Valuation Services works with homeowners, lenders, attorneys, trustees, and financial professionals who need independent, well-supported residential appraisals. Assignments include mortgage lending, estate and probate matters, divorce proceedings, tax appeals, PMI removal, pre-listing decisions, new construction, vacant land, and residential investment properties.

Clients often return not only for accuracy, but for communication. Questions are answered. Conclusions are explained. The process is transparent from start to finish. That consistency is what builds long-term trust.

Professional Standards and Credentials

Prologic Valuation Services operates in full compliance with USPAP and applicable lending and regulatory standards. Daniel Gonio is a State of Illinois Certified Residential Real Estate Appraiser and an FHA-approved appraiser, with ongoing continuing education to remain current with industry requirements and market changes.

A Measured, Responsible Approach

At its core, Prologic Valuation Services is about responsibility. Property values influence loans, settlements, taxes, and personal decisions that can have lasting consequences. Every appraisal is completed with the understanding that accuracy, independence, and clear reasoning are essential.

This perspective guides every assignment and remains the foundation on which Prologic Valuation Services was built.
